We moved the evening block an hour later

The Index said FSBO contact rates peak between 5pm and 8pm. Six weeks of dial data sharpened that: the real shoulder is 6pm to 8:30. The team’s second shift now runs to 8:30 across the region, and the team logged a clear lift in FSBO contacts in the first week. Territory holders will see it in the transfer times.

The sentence that keeps working

Callers are not scripted word-for-word, but one construction keeps earning its place: naming the agent before asking for anything. “I work with the agent who covers your zip code” out-performs the generic openers the team has tried. Sellers do not want a company on the phone. They want to know one person owns their street.

Shore supply turned early this year

Point Pleasant’s off-season expired wave usually starts mid-September. It started in June — carrying rate anxiety, not seasonality. The team re-weighted its shore cadence two weeks ago; if you hold coastal ground, your transfer mix will skew expired for the rest of the summer.

We turned a data vendor away

A supplier offered region FSBO numbers at half our current cost — with provenance we could not verify to the record. We passed. Provenance-on-every-record is only a real policy on the day it costs money, and it cost money in June.

What a callback window actually looks like

A missed transfer books a window, not a maybe: the caller sets a two-hour block with the seller, and the record stays on the holder’s ground until they decline it. The team tracks how many booked windows connect inside the block, and the figure is posted on the floor.

Notes on the first claimed zips

The first claims came faster in Prime than Premier — agents priced the everyday ground more confidently than the trophy ground. The register shows the same pattern today: what remains open skews Premier. Make of that what you will; the supply data is on the Territory page either way.
