Reclaim will publish its own measured expired and FSBO supply per zip code in the first edition of the Index, drawn from regional MLS records and the calling team’s own dial dispositions. Until that edition publishes, no expired or FSBO volume figure appears on this page.

The two-week silence is real

The calling team’s consistent experience is that expired sellers report hearing from very few agents after the first day. The calls that did come arrived in a burst on day one, then stopped — the sellers who relisted late were reached by whoever called in week two, alone.

FSBOs answer in the evening

Evening hours produce materially more live FSBO contacts than daytime hours. Owners selling themselves treat it as after-work work. The team’s evening block exists because of this line in the data.

Over-improvement is the expired engine in Premier ground

In Premier zips, the most common expiration cause the team codes is renovation-priced listings sitting among unrenovated comparables — sellers anchored to their spend, not their street.

Speed beats script

Speed after expiration matters more than any other variable the team tracks — more than price band, days on market, or record source. The measured effect size will be published with the first edition.

04 · METHOD

Where the numbers come from

Regional MLS expiration records, county FSBO filings and public listings, and the team's own dial dispositions — every call is logged with time, outcome, and zip.

What is deliberately excluded

Withdrawn listings that re-listed with the same agent, canceled-and-relisted price resets, and any zip with fewer than five expirations in the quarter — too thin to report honestly.

Why it is published

Territory is sold on supply. Agents deserve the same numbers Reclaim prices tiers with — including holders, whose ground is re-assessed against this data annually.

The first edition ships with the opening quarter.

Territory holders receive it first, with their zip's own supplement. Everyone else gets the regional edition when it publishes.

No public data source publishes expired-listing volume, expired-seller relisting speed, or telephone contact rates by state. Where this page describes those things, it describes what the Reclaim calling team observes rather than a published statistic, and says so.
